600 new apartments and fewer vehicles: this is what Arlozorov Street in Tel Aviv is expected to look like

The Tel Aviv District Planning and Construction Committee approved today (Sunday) the plan for the renewal of Arlozorov Street in Tel Aviv.


The plan approved by the committee allows for the addition of approximately 600 housing units along the street and includes the renewal of the buildings and their strengthening in accordance with the construction according to the plans for districts 3 and 4 and according to their location along the street which is a central axis in the city.


Arlozorov Street is currently a central thoroughfare in the city of Tel Aviv-Yafo, and the plan comes to complete the development of the street that is changing its face today with the progress of the works for the establishment of the purple line of the light rail.


It is about the reincarnation of two programs that were promoted more than a decade ago, but were not approved. One of them did not mature for deposit, and the other was rejected by the district committee during the objections phase. The proposed program was promoted in accordance with the principles of these programs. And as mentioned, this is a plan for urban renewal and empowerment of rights located at the intersection of Bialik, Abba Hillel and Binyamin streets.


So far, 47 objections to the plan have been submitted, among other things following claims of damage to the quality of life due to the apparent change in the nature of businesses on the street.

A significant principle established by the committee is that the ground and mezzanine floors of the new buildings will contribute to the creation of an active facade along the street, that is, uses such as commerce, employment and uses of a public nature are planned for the ground and mezzanine floors. The plan includes the expropriation of front yards of buildings in order to expand the area of ​​the road for the benefit of the public.


In addition, in order to create an efficient and good urban street that includes an active facade, the widening of the road was required in order to allow space for pedestrians, cyclists, etc., meaning that it would be more pedestrian-friendly with less vehicle traffic. In relation to the area of ​​the plan which is in the area of ​​the White City, the plan maintains the principles as set forth in the UNESCO declaration.


The Tel Aviv District Planner at the Planning Administration, Erez Ben Eliezer, said: "This is an important plan in the heart of the metropolis, which benefits from the purple light rail line that runs along the plan, proximity to the Green Line stations that will run along Ibn Gvirol Street, and high accessibility to the area of ​​the future transportation center From the east. In light of all of this, the committee saw fit to approve the innovative plan, and for all of this there is room to create a new street that includes an active facade with wide buildings and a street width that allows for wide sidewalks for movement and living."
