Beer Ganim is a very young residential city located between Ashdod and Gan Yavne, 30 km south of Tel Aviv. Planned and built from the 2010s, it embodies the new generation of Israeli cities: modern urban planning from the outset, long-term infrastructure planning, schools and synagogues delivered with the first buildings. A city that will be counted in the coming years among the top destinations for French-speaking and Israeli first-time buyers.
Officially founded as a settlement in 1987 as an agricultural moshav then reclassified as a community yishuv, Beer Ganim experienced a spectacular urban restart with the master plan approved in the 2010s. Designed to eventually accommodate more than 10,000 inhabitants, the city saw its first large residential complexes delivered from 2018. Synagogues, schools and shops followed, creating a complete living environment in just a few years.
Today, Beer Ganim is a predominantly modern religious city (religious Zionism), with a young population (average age under 30), high birth rate, and constantly expanding community infrastructure. Real estate prices remain very accessible for a new city so close to the center of the country, making it a popular choice for young families and savvy investors.

The real estate market in Beer Ganim
For a new 4-room apartment, expect between 1,700,000 and 2,200,000 ₪. Villas start at 3,200,000 ₪. The gross rental yield is modest (3.2 to 3.8%) due to abundant new supply, but price progression is strong (+35% since 2020) thanks to sustained demand and proximity to Ashdod (15 min) and Tel Aviv (30 min by car).
The city is connected by Route 4 and Highway 6 to Tel Aviv (30 min) and Ashdod (15 min). The nearest train station is Ashdod-Ad Halom. For French speakers, Beer Ganim offers the calm of a small new town while remaining within reach of the center.
