Ra'anana, green residential city of the Sharon

Ra'anana is one of the most sought-after cities in central Israel for affluent families, expatriates and English speakers. Located in the Sharon, northeast of Tel Aviv (20 minutes by car), this residential city of 80,000 inhabitants combines calm, greenery, excellent schools and quality of life — all in a secure and human-scale environment.

The history of Ra'anana begins in 1912 with the founding of 'Achuza New York', a company designed to facilitate the settlement of American Jews in the land of Israel. World War I delayed the project, but on April 2, 1922, two carts left Tel Aviv with four group members. After five hours of travel, they reached their destination, unloaded their cart and pitched the first tent. Arab neighbors quickly nicknamed the camp 'Americaya', because most residents spoke English and came from New York. The founders would eventually choose a more Hebrew version: Ra'anana, which means 'fresh' or 'green'.

A century later, the city has retained this Anglo-Saxon DNA. Ra'anana hosts one of the largest English-speaking communities in Israel — Americans, British, South Africans, Canadians — as well as a growing French-speaking community. It has also become a major high-tech hub: Ra'anana's industrial park houses the Israeli headquarters of multinationals like SAP, Microsoft, Oracle and Check Point. This concentration of international executives supports strong and constant real estate demand.

The most sought-after neighborhoods

Downtown and Sderot Ahuza — Ra'anana's main artery, lined with cafes, restaurants and shops. Apartments in the center are in high demand for their proximity to shops and transportation. Lively atmosphere, medium to high prices.

North Ra'anana — the upscale residential neighborhood. Individual villas, cottages, quiet tree-lined streets. This is the choice for affluent families and expatriates looking for space. Prices are among the highest in the city.

Neve Zemer — recent and family-oriented neighborhood, modern buildings, parks, schools. A good compromise between standing and accessible prices.

South Ra'anana (towards Kfar Saba) — developing area with new projects that attract young families. Gentler entry prices, good appreciation potential.

The real estate market in Ra'anana

For a 4-room apartment, expect between 2,800,000 and 4,500,000 ₪ depending on the neighborhood. For a villa or cottage, prices start at 5,000,000 ₪ and can exceed 10,000,000 ₪ in the north. The gross rental yield ranges between 2.5 and 3.5% — modest, but rental demand is constant thanks to expatriates working in tech companies.

Ra'anana is a primary residence market more than a pure investment one. Buyers come for the living environment, the English-speaking community, the schools (including the WIZO American school), and proximity to Tel Aviv without Tel Aviv's noise and prices.

The city is connected to Tel Aviv by Route 4 and Route 531 (highway), and a tramway line project will eventually connect Ra'anana to downtown Tel Aviv.
