Kiryat Gat is a city in southern Israel with about 60,000 inhabitants, located 50 km south of Tel Aviv on the route to Beer Sheva. Long a modest development town, it has undergone a spectacular transformation since the opening of Intel's Fab 28 mega-factory in 2008, one of Intel's largest semiconductor factories in the world. Founded in 1954 by immigrants from Tunisia, Egypt and Bulgaria, Kiryat Gat is part of the development towns of the 1950s. Its name means "the city of Gat", referring to the ancient Philistine city mentioned in the Bible, whose ruins are located nearby (Tel Tzafit). The city long lived on agriculture and traditional industries before being transformed by Intel's arrival in the 2000s.
Today, Kiryat Gat is a city in full transformation: new residential neighborhoods, ambitious public projects (city center renewal), positive demographic dynamics driven by Intel executives and their families. Prices have risen 65% in 10 years, supported by industrial development and construction of new neighborhoods.
Kiryat Gat is connected by direct train to Tel Aviv (55 min) and Beer Sheva (25 min). Route 35 and Highway 6 facilitate road access. For investors, it's a high-potential market: still low prices, excellent yield, structural industrial demand. However, be careful to choose the neighborhood well — the gap is significant between the new neighborhoods (Karne Shomron, Eshkolot) and the historic center.
