Herzliya, named after Binyamin Ze'ev Herzl, founder of political Zionism, is one of Israel's wealthiest cities. Located just north of Tel Aviv, it enjoys one of the country's highest per capita incomes, and its western part — Herzliya Pituach — is central Israel's most exclusive residential district after Caesarea.
Founded in 1924, Herzliya quickly became one of the Sharon's main cities. A decade after its founding, it was already the 8th Jewish city of the British Mandate. City status was officially granted in 1960. Today, with about 100,000 inhabitants, it combines residential calm with considerable economic power.
Herzliya's engine is its high-tech park — the Herzliya Pituach Business District, one of Israel's most important. Giants like Google, Microsoft, Apple, Amazon and dozens of startups have their Israeli headquarters there. This concentration of technology and capital attracts international executives and fuels sustained real estate demand, both for purchase and rental.
The most sought-after neighborhoods
Herzliya Pituach (west) — the ultra-premium district. Luxury villas facing the sea, international-class hotels, modern marina with restaurants and shops. This is the address of CEOs, diplomats and wealthy expatriates. Prices regularly exceed 15,000,000 ₪ for villas and reach peaks for seafront properties.

Nof Yam — small quiet residential district between Herzliya Pituach and Kfar Shmaryahu. Villas, village atmosphere, high prices but below Pituach.

The market is divided in two: Herzliya Pituach (villas from 8,000,000 to 30,000,000+ ₪) and the rest of the city (4-room apartments from 2,500,000 to 4,500,000 ₪). Gross rental yield varies from 2.5% (Pituach) to 3.5% (center). Rental demand is constant thanks to high-tech executives in rotation.
