Harish Real Estate — new city between Hadera and Wadi Ara

Harish is Israel's youngest major city — founded on paper in 1985 as a small settlement of a few dozen inhabitants, it has exploded demographically since 2015 to reach over 30,000 inhabitants today with a municipal target of 100,000 in the next 10 years. Located between Hadera and Wadi Ara, 45 minutes from Tel Aviv, Harish has become the symbol of new Israeli urbanization: planned, green, residential, accessible. For first-time buyers, it represents one of the country's best opportunities.

Initially conceived as a Haredi city, Harish saw its master plan evolve in 2014 to become a mixed city intended for the Israeli middle class. The Mehir LaMishtaken (affordable housing) plan concentrated a significant portion of its deliveries there, allowing thousands of young families to access homeownership at prices well below the free market. Massive deliveries have transformed the city in just a few years.

Today, Harish is a young city with one of the lowest average ages in Israel (26 years), a high birth rate, and permanently growing infrastructure: schools, parks, shopping centers, public transport. The city attracts first-time buyers, young middle-class families (secular, modern religious and moderate Haredi) who cannot find housing in Gush Dan. It's a market with high capital gains potential.

The most sought-after neighborhoods

North-center (Shkhuna Alef, Bet) — the first neighborhoods delivered, with already mature commercial and educational infrastructure. Highest prices in the city.

Shkhuna Gimel and Daled — neighborhoods in continuous delivery, with modern buildings and parks. Large selection of new units at Mehir LaMishtaken prices.

Neve HaIlanot and Neve Giv'at Nof — areas with a strong family component, public and religious schools, residential atmosphere.

The new extensions (Shkhuna Hay, Vav) — phase currently being delivered, first-time buyer opportunities at contained prices. High capital gains potential upon complete delivery.

The real estate market in Harish

For a 4-room apartment, expect between 1,500,000 and 2,100,000 ₪ — among the most affordable prices in Israel for a new city. Mehir LaMishtaken programs (for eligible Israeli residents) go down to 1,300,000 ₪ for a new 4-room apartment. Gross rental yield is modest (3 to 3.5%) due to abundant supply, but price progression is spectacular (+50% in 5 years).

Harish is connected by route 611 to Hadera (15 min) and through Hadera to Highway 6 then Tel Aviv (45 min by car). Hadera-West railway station provides access to Tel Aviv in 40 minutes. The municipal plan provides for the creation of a new station directly in Harish in the coming years. For investors and first-time buyers, Harish offers a unique profile — unbeatable prices, explosive demographic growth, future railway station.

Frequently asked questions about Harish

For a 4-room apartment in Harish, prices range from 1,500,000 to 2,100,000 ₪ depending on the neighborhood — among the most affordable prices in Israel for a new city. Mehir LaMishtaken programs go down to 1,300,000 ₪ for a new 4-room apartment (reserved for eligible Israeli residents). Recent extensions offer new units from 1,400,000 ₪.

Harish is one of the best first-time buyer opportunities in Israel. Prices among the lowest in the country, continuous deliveries until 2030, municipal target of 100,000 inhabitants, new railway station planned. Price progression has been +50% in 5 years. For a young couple looking for their first purchase, Harish should be seriously considered.

Mehir LaMishtaken (price for the resident) is a government program that allows eligible Israeli residents (couples without real estate, age 30-45, etc.) to buy a new home at a subsidized price, 20 to 30% below the free market. Developers gain building rights in exchange for these capped prices. Harish has benefited massively from this program.

Route 611 to Hadera (15 min) then Highway 6: 45 minutes total by car to Tel Aviv. Nearest railway station: Hadera-West (15 min by car), then 40 min by train to Tel Aviv. A new station in Harish itself is planned. Direct Egged buses to Tel Aviv.

Almost all of Harish is under construction or in continuous delivery. Several developers (Shikun & Binui, Azorim, Y.H. Dimri, Africa Israel) deliver hundreds of units each year. The Hay and Vav extensions are currently in marketing phase. See our new projects section in Harish for available programs.
