For a new 4-room apartment in Hadera, 1 to 1.7 million ₪. Per sqm: 20,000 to 34,000 ₪. Coastal Giv'at Olga is the most expensive, southern extensions and Beit Eliezer are the most affordable. Hadera is 40-50% cheaper than Herzliya or Raanana for equivalent quality.

Three reasons: 1) reasonable acquisition prices (1-1.5M₪ for a 4-room apartment), 2) direct train station to Tel Aviv and Haifa (strong rental demand from commuters), 3) rental yield 4-5% among the best in the center-north. The city is developing with significant municipal investments.

Shikun u'Binui, Azorim, Aura, Rotshtein, Ashdar. All major Israeli groups are present with projects of 100 to 400 units. The Giv'at Olga neighborhood concentrates the highest quality projects. Deliveries spread over 2024-2028.

Excellent. Two train stations (Hadera-Mizrah and Binyamina 5 minutes away) on the country's most frequent line (Tel Aviv-Haifa). Tel Aviv in 35-45 min, Haifa in 20 min. Highway 2 (coastal) and Highway 6 at 10 min. One of the best connected cities in the center-north.

New construction from scratch (Giv'at Olga, Neve Haim) offers coherent projects with all new common areas. Tama 38 is more available in the city center and often 10-15% cheaper. For rental investment, new construction from scratch rents more easily and gives a better image. For main residence with tight budget, Tama 38 may be suitable.
