Givat Shmuel is a small city of 30,000 inhabitants located just east of Tel Aviv, adjacent to Bnei Brak and Ramat Gan. In two decades it has become the epicenter of English-speaking religious Zionism (dati leumi) in Israel, with one of the highest concentrations of modern Orthodox American families. The city offers a unique community setting combined with immediate proximity to the Tel Aviv economic hub.
Founded in 1944 by immigrants from Eastern Europe, Givat Shmuel remained a small moshav for a long time. Today, nearly 40% of residents were born abroad, mainly in the United States.

Shikun HaMizrach (East) — the historic neighborhood, which concentrates the religious institutions and a large part of the English-speaking community. 4-6 story buildings, numerous synagogues, modern Jewish schools. Very popular with American-Israeli families.
HaYarkon — residential neighborhood to the west, with many recent renovations and Tama 38 projects. Young families, proximity to neighboring HaYarkon Park.
Shikun HaOvdim — working-class neighborhood undergoing gentrification, attractive for modern religious first-time buyers. More affordable prices than the east.
City Center — around HaShalom Street, main shopping axis. Mix of apartments from all eras, kosher shops, modern religious restaurants and cafes. Lively and accessible.

For a 4-room apartment, expect between 2,500,000 and 3,800,000 ₪ depending on the neighborhood and condition of the property. New Tama 38 properties easily exceed 3,500,000 ₪. The market is particularly tight because the modern dati leumi community mostly chooses Givat Shmuel or Raanana — and supply is limited in a small area. Gross rental yield is 3 to 3.8%.
The city benefits from excellent connectivity: 5 minutes by car to Ramat Gan and Tel Aviv (Azrieli), 10 minutes to Ramat Gan's diamond district, 20 minutes to Ben Gurion Airport.
