Givataim (60,000 inhabitants) is an affluent residential city adjacent to Tel Aviv to the east, known for its quality of life, its public schools among the best in Israel and its garden-city atmosphere. The new housing market is dominated by Tama 38 (seismic reinforcement + adding floors) because the city is already almost entirely built up. True new projects from scratch are rare.
Tama 38 in Givataim allows replacing or enriching buildings from the 50s-70s by adding 2-3 floors and completely renovating facades, common areas and existing apartments. Buyers can acquire the added new apartments (penthouses with large terraces, apartments on the new floors). Features are modern: mamad, parking, elevator, renovated facade.

For a new 4-room apartment (Tama 38 penthouse) in Givataim, expect 2.2 to 3.5 million ₪. Penthouses with large terraces can reach 4.5 million ₪. Givataim costs 15-20% less than North Tel Aviv for comparable post-Tama construction quality. The city benefits from an exceptional position (5 min from Tel Aviv center) and renowned schools. Tight market: little supply, strong family demand.
