Givatayim Real Estate — residential suburb adjacent to Tel Aviv

Givatayim is an upscale residential city adjacent to Tel Aviv, to the east. With about 60,000 inhabitants and one of the highest densities in Israel, it offers the advantages of immediate proximity to Tel Aviv while maintaining a more peaceful residential character. Its name means "the two hills," referring to the two heights on which it is built (Borochov and Rambam).

Founded in 1922 as a socialist workers' colony, Givatayim has retained a working-class and cultural soul. It grew through the progressive merger of several moshavim in the 1940s-50s. The city houses one of Israel's most active cultural centers (Givatayim Theatre, music festival), historic film studios and numerous art galleries. It's also the city where many artists, writers and tech executives live who appreciate the calmer atmosphere than Tel Aviv without losing connectivity.

Today, Givatayim is undergoing massive urban transformation. Numerous Tama 38 and Pinui-Binui projects are densifying the city with new modern residential towers. Prices have risen sharply in recent years, driven by proximity to Tel Aviv (5 minutes by car to Azrieli, 15 minutes by public transport to the entire center). Demand far exceeds supply.

The most sought-after neighborhoods

Borochov — the historic and most coveted neighborhood. City heights, tree-lined streets, renovated Bauhaus buildings and modern Tama 38 towers. Top prices. Profile: tech executives, artists, affluent families.

Corazin — established residential neighborhood on the eastern hill. Beautiful views over the plain, upscale buildings, many long-established families. Very much in demand.

Ramat Yosef and Ramat Yehuda — more modest sectors but undergoing full transformation via Tama 38. Numerous new towers delivered since 2020. Good opportunity for a new purchase at relatively contained prices for Givatayim.

Rambam (center) — the city center around Katznelson Street. Mix of old buildings and Tama 38 projects, shops, cafes, theater. Dynamic urban atmosphere, ideal for young professionals.

Arlozorov — on the border with Tel Aviv. Highly sought after for its absolute accessibility to Tel Aviv city center. Prices almost equivalent to Tel Aviv.

The real estate market in Givatayim

For a 4-room apartment, expect between 3,500,000 and 5,500,000 ₪ depending on the neighborhood. New Tama 38 properties in Borochov or Corazin easily exceed 5,000,000 ₪. Gross rental yield is modest (2.8 to 3.5%) due to high prices, but appreciation is constant — prices have risen by more than 50% over the last 10 years.

The city is perfectly connected to Tel Aviv: 5 minutes by car to the Azrieli towers, direct buses every few minutes, future red line of the light rail with stops in Givatayim. Ben Gurion airport is 15 minutes away. For a buyer who wants the advantages of Tel Aviv at a slightly lower price, Givatayim is the obvious alternative.
