Efrat is a city of 12,000 inhabitants located 15 km south of Jerusalem, in Gush Etzion. Founded in 1980 by a group of modern religious Zionist families, it has established itself in 45 years as one of Israel's most sought-after destinations for English-speaking and French-speaking dati leumi (modern religious) communities. Its terraced urban planning on the hills of Gush Etzion offers spectacular views and a unique living environment.
Efrat owes its existence to a vision: to create a modern religious city, welcoming to English-speaking immigration, with a strong Zionist identity and high standard of living. This vision, carried by its founder Rabbi Shlomo Riskin, attracted thousands of American and British families from the 1980s, then French and South African families. Today, nearly 60% of residents are of English-speaking origin, 15% French-speaking, and the community constantly welcomes new olim chadashim.
The city is organized into seven neighborhoods (shkhunot), each bearing the name of a tribe of Israel (Shimshon, Dagan, Rimon, Gefen, Tamar, Zayit, Teena). Quality schools (some French-speaking), numerous synagogues, active community centers, nearby technology park. Efrat combines an ideal family environment, immediate proximity to Jerusalem, and a modern religious fabric open to the international community.
The most sought-after neighborhoods
Dagan — the premium neighborhood on the heights, with the most spectacular views. High-end individual villas, townhouses, established families. Top prices.
Tamar — recent residential extension with family houses and new apartments. Young family profile coming from abroad.
Rimon — central neighborhood with most shops, schools, synagogues. Heart of community life.
Zayit — quiet and family neighborhood, highly appreciated for its parks and tree-lined streets.
Gefen and Teena — older neighborhoods with a mix of apartments and villas, more affordable prices.
The real estate market in Efrat
For a 4-room apartment, expect between 2,400,000 and 3,500,000 ₪. Villas in Dagan and Tamar are negotiated from 3,500,000 to 7,000,000 ₪ depending on the plot and view. Gross rental yield is 3.5 to 4.5%, supported by demand from English-speaking olim chadashim. Prices have increased by 45% in 8 years, with constant international demand.
Efrat is connected to Jerusalem by Route 60: 20 minutes to south Jerusalem, 30 minutes to downtown. Frequent direct buses. To Tel Aviv: 1 hour by car via highway 38 then 1. Ben Gurion Airport is 50 minutes away. For a modern religious English-speaking or French-speaking family, Efrat is a reference destination — to consider alongside Ramat Beit Shemesh and Raanana.
