Real Estate Efrat — modern religious city south of Jerusalem

Efrat is a city of 12,000 inhabitants located 15 km south of Jerusalem, in Gush Etzion. Founded in 1980 by a group of modern religious Zionist families, it has established itself in 45 years as one of Israel's most sought-after destinations for English-speaking and French-speaking dati leumi (modern religious) communities. Its terraced urban planning on the hills of Gush Etzion offers spectacular views and a unique living environment.

Efrat owes its existence to a vision: to create a modern religious city, welcoming to English-speaking immigration, with a strong Zionist identity and high standard of living. This vision, carried by its founder Rabbi Shlomo Riskin, attracted thousands of American and British families from the 1980s, then French and South African families. Today, nearly 60% of residents are of English-speaking origin, 15% French-speaking, and the community constantly welcomes new olim chadashim.

The city is organized into seven neighborhoods (shkhunot), each bearing the name of a tribe of Israel (Shimshon, Dagan, Rimon, Gefen, Tamar, Zayit, Teena). Quality schools (some French-speaking), numerous synagogues, active community centers, nearby technology park. Efrat combines an ideal family environment, immediate proximity to Jerusalem, and a modern religious fabric open to the international community.

The most sought-after neighborhoods

Dagan — the premium neighborhood on the heights, with the most spectacular views. High-end individual villas, townhouses, established families. Top prices.

Tamar — recent residential extension with family houses and new apartments. Young family profile coming from abroad.

Rimon — central neighborhood with most shops, schools, synagogues. Heart of community life.

Zayit — quiet and family neighborhood, highly appreciated for its parks and tree-lined streets.

Gefen and Teena — older neighborhoods with a mix of apartments and villas, more affordable prices.

Gross rental yield is 3.5 to 4.5%, supported by demand from English-speaking olim chadashim. Prices have increased by 45% in 8 years, with constant international demand.

Frequently asked questions about Efrat

Efrat is home to a dynamic French-speaking community comprising about 15% of the residents. French-speaking synagogues, associations, schools that welcome French-speaking children, Aliyah support — the city is very welcoming to families from France, Belgium or Quebec. However, the dominant modern religious and English-speaking environment requires openness to the English language for proper integration.

For a 4-room apartment in Efrat, prices range from 2,400,000 to 3,500,000 ₪ depending on the neighborhood and age of the property. Villas in Dagan and Tamar are negotiated from 3,500,000 to 7,000,000 ₪ depending on the plot and view. Small 3-room apartments can be found around 2,000,000 ₪ in older neighborhoods.

Route 60: 20 minutes by car to south Jerusalem (Gilo, Malha neighborhoods), 30 minutes to downtown. Frequent direct buses (line 160 notably) to Jerusalem Central Station. To Tel Aviv: 1 hour by car via highway 38 then 1. Ben Gurion Airport is 50 minutes away.

Dagan for premium standing and spectacular views, Tamar for new family villas, Rimon for centrality and services, Zayit for a quiet residential setting, Gefen and Teena for more affordable prices. The choice depends on the profile — family with young children (Tamar, Zayit), international setting (Dagan), first-time buyer (Gefen).

Efrat is a predominantly modern religious Zionist city (dati leumi). Non-religious people can technically buy there but the community framework is very oriented: synagogues at the heart of social life, dominant religious schools, shops closed on Shabbat. The city is mainly suitable for modern religious or practicing traditionalist families.
