Bnei Brak is one of Israel's main Haredi (ultra-Orthodox) cities, with over 210,000 inhabitants in a very restricted area — it's the most densely populated city in the country. Adjacent to Tel Aviv and Ramat Gan, it concentrates the highest density of yeshivas, kollelim and Ashkenazi religious institutions in the world. Its real estate market is unique: very tight, very local, with codes specific to the Haredi community.
Founded in 1924 by Rabbi Yitzchak Gerstenkorn, Bnei Brak takes its name from a biblical city located in the region. From the 1930s, it established itself as a center of religious learning with the Ponevezh yeshiva, founded in 1944, which became one of the world's largest yeshivas. Since then, the city has attracted the great Hasidic and Lithuanian dynasties, making it a world spiritual center of Orthodox Judaism. The Steipler Gaon, the Hazon Ish, Rav Chaim Kanievsky — the greatest rabbinical authorities of the modern era lived there.
Today, Bnei Brak is an ultra-dense city with an exceptional birth rate (over 7 children per family on average) and extreme housing pressure. Major Tama 38 and Pinui-Binui projects are gradually transforming the urban fabric, replacing old buildings with modern 20-30 story towers. The city has a strict religious character — shops closed on Shabbat, dress codes, gender separation in certain public spaces.

Ramat Elchanan — residential neighborhood renowned for its beautiful streets, large yeshivas and 'modern' Haredi prestige. Extremely strong demand.
Pardes Katz — northern extension undergoing transformation via Pinui-Binui. New towers delivered each year, more accessible prices than downtown.
City center (Rabbi Akiva) — main commercial axis, heart of Haredi life. Mix of old and Tama 38. Very high prices for small footage.

Pardes Katz offers new Pinui-Binui from 2,500,000 ₪. Gross rental yield is 3.5 to 4%. Prices have risen by over 60% over 10 years, driven by structural community demand.
Bnei Brak is at the heart of Gush Dan: 10 minutes by car to Tel Aviv center, constant buses and sheruts to the whole country, Ben Gurion airport 15 minutes away. The market is very community-oriented — buying in Bnei Brak generally requires good knowledge of the Haredi fabric and a specialized local agent.
