New projects Ashdod — modern towers under construction

Ashdod is one of Israel's most active cities in new construction. Major developers (Shikun u'Binui, Electra, Aura, Rotshtein) have been multiplying projects there since 2015, driven by strong demographic growth (+2% per year) and high demand from French speakers, investors and first-time buyers. The seafront (Mar Azur, Marina City), Ir Yamim neighborhoods and downtown Pinui-Binui areas concentrate the new supply.

Buying new in Ashdod provides access to modern construction standards: mamad (mandatory missile shelter), underground parking, elevator, built-in closets, large terraces with sea views for premium projects. Deliveries are scheduled from 2024 to 2028 depending on projects. Buyers benefit from the Mahir LaDayar Law (4% bank guarantee during construction) and 10-year builder warranty.

Mar Azur (seafront) — flagship neighborhood for premium projects with direct sea view. 15-25 story towers, pools, spa, concierge. Prices: 38,000 to 55,000 ₪/m² for a new 4-room apartment.

Marina City and Ir Yamim — recent projects around the marina, high-end quality. Prices: 32,000 to 42,000 ₪/m².

Youd-Alef and Youd-Bet (Pinui-Binui) — neighborhoods in urban renewal, old buildings replaced by modern towers. Prices: 28,000 to 36,000 ₪/m².

Rova Zayin (Z neighborhood) — northern extensions, family projects, good value for money. Prices: 25,000 to 32,000 ₪/m².
