Ashdod is the rising city in Israel. The sixth largest city in the country with over 230,000 inhabitants, it combines a Mediterranean seafront, a major commercial port, still accessible prices and one of the fastest development rates in the country. Located 35 km from Tel Aviv and equidistant from Jerusalem and Beer Sheva (70 km), Ashdod is at the crossroads of all routes.
Ashdod's history dates back more than 3,700 years. Mentioned in the book of Joshua, it was one of the five Philistine cities and a center of worship for the god Dagon. Archaeological excavations have uncovered Canaanite fortifications, a commercial port active since antiquity, and traces of continuous occupation through the ages — Egyptian, Assyrian, Macedonian, Roman. The modern city was founded in 1955 on an almost virgin site, and its growth has never ceased since.
Today, Ashdod is proud of its port — the most active in Israel — and its marina. The city is organized into 17 residential neighborhoods, with kilometers of pristine beaches and a developing seafront promenade. About 38% of the population comes from recent immigration: former USSR, Ethiopia, France, Latin America. This diversity gives the city unique energy and cultural richness.
The most sought-after neighborhoods
The seafront (Yud-Alef, Yud-Bet neighborhoods) — the newest and most sought-after neighborhoods, facing the sea. Modern buildings, promenade, marina. This is where new projects of high standing and the highest prices in the city are concentrated.
Neighborhood Tet (9) and Yud (10) — established residential neighborhoods, well located between the center and the sea. Good quality of life, shops, schools. Average prices, good rental demand.
City (city center) — the commercial and administrative district. Older apartments at affordable prices, very good transport connections. Interesting rental investment thanks to low prices and proximity to everything.
Marina and pleasure port — sector in full transformation with restaurants, cafes and residential projects. A seafront that is developing at high speed.
Northern neighborhoods (Alef, Bet, Gimel) — the oldest neighborhoods. Lowest prices in the city. Urban renewal potential (Tama 38, Pinui Binui) that could transform these sectors in the coming years.
The real estate market in Ashdod
For a 4-room apartment, expect between 1,600,000 and 2,800,000 ₪ depending on the neighborhood. The gross rental yield is between 3.5 and 5% — one of the best in Israel for a major city. Demand is driven by demographic growth, families looking for space at reasonable prices, and investors taking advantage of a still affordable market.
Ashdod is connected to Tel Aviv by train (30 minutes) and by Route 4. The new transport plan provides for strengthening rail connections, which should further boost the city's attractiveness.
